BOOKING AND PAYMENT

Payment Schedule

30% of the total amount is due at time of reservation.

The remaining 70% is due 30 days before arrival.

CANCELLATION POLICY

50% of paid prepayments refundable when cancelled 14 days before arrival or earlier.

0% refundable if cancelled after.

We strongly recommend purchasing travel insurance to protect against unforeseen circumstances.

CHECK-IN AND CHECK-OUT

Check-in: 3pm

Check-out: 10am

Access instructions will be provided 48 hours prior to arrival.

OCCUPANCY

Maximum occupancy: 2 adults + 1 child up to 12 years old.

No visitors or additional guests permitted without prior consent.

PETS

Dogs are welcome. Maximum 2 dogs permitted.

All dogs must be well-behaved and house-trained.

Dogs must not be left unattended or allowed on furniture.

Guests are responsible for cleaning up after their dogs and any damage caused.

PROPERTY RULES

No smoking inside the property. £200 charge applies for breach.

No parties or events without prior written consent.

Please respect neighbours and keep noise to reasonable levels, particularly after 10pm.

Property must be left clean and tidy. Additional cleaning charges may apply for excessive mess.

DAMAGE AND LIABILITY

Guests are responsible for any damage caused to the property or its contents during their stay.

A security deposit is not required but a charge of £200 will be applicable for any damage following a property inspection.

We are not liable for loss or damage to guests' personal belongings.

COMPLAINTS

Please report any issues immediately during your stay to allow prompt resolution. Complaints raised after departure may not result in compensation.
